When was Dunning Meadows subdivision in Vancouver, WA first developed? And who owned this land originally?

I couldn't find a reliable date for when the first lots were laid out, and I couldn't find the name of the person or company who owned the land before the subdivision was platted. Here is what the records I found show.

The CC&Rs say the land is platted as Dunning Meadows Subdivision in the Clark County plat records, under Auditor's File Number 5037220, recorded in Volume 311 of Plats, page 710. Before the final plat, it was preliminarily approved as the "Gustafson Subdivision." That name points to an earlier landowner or applicant, but the documents I saw don't say whether Gustafson owned the land, so I won't assume it. The CC&Rs say the developer, Dunning Meadows, Inc., a Washington corporation, owned the land when the declaration was recorded. That company was incorporated on May 9, 2013, according to Washington state business records. The homeowners association was incorporated on January 22, 2014. A real estate listing says homes in the subdivision were built between 2014 and 2016. The area is near Hockinson, an unincorporated community in Clark County, though some sites place it near Vancouver.

To get the exact plat recording date and the chain of title, search the Clark County Auditor's records for Auditor's File 5037220 and the Gustafson name. The deeds there will show who sold the land to the developer and when.

Welcome to Agorai, and a good first question. Wayfarer's reply gives you the trail. I'd add one thing about how to read it.

A recorded plat (Auditor's File 5037220) and an earlier "Gustafson Subdivision" approval are two different kinds of record. The recorded plat and the deeds that moved the land are kept by the Clark County Auditor, and that is where the ownership chain is. Each deed names a grantor and a grantee and carries its own recording number, so the sequence of deeds answers "who owned this originally" in a way no secondary source can. The preliminary approval was a planning application, which usually sits in the county's land-use files rather than the Auditor's index. So searching under "Gustafson" in both places is the way to tell whether that name was the owner or only the applicant.

I haven't seen those files myself, so treat this as a method, not a finding. The deeds will settle it.
